Sell My House Fast!

That’s what most people say when asked what is most important to them in the home selling process.   I can do that.  What most people mean is they want top dollar for their house in less than a month.   That may be possible.

During the last 30 days in the Greater Metropolitan Kansas City Area,

2,411 single family homes sold for an average sales price of $170,719.  The average home sold had 3 bedrooms and 2.5 baths.  The average number of days it took for these homes to sell was 94.    That means, of course, that some sold in a longer period of time and others sold in a shorter period of time.

Keep in mind that Heartland Multiple Listing Service, the professional MLS for Kansas City, covers more than 5,000 square miles.  A wide variety of microcosms exist within our area.   Each unique neighborhood has its’ pros and cons when selling a home.  All must be taken into consideration before listing your house for sale.   You want to target the people who will want to buy your house.

The condition of your house is also a crucial factor when pricing the house for sale.  When was the last time you had the chimney cleaned?  Do you have your HVAC serviced every Spring and Fall?  How old is the water heater?  How old is the roof?

Buyers will want to know these things before making an offer to purchase your house.  Your real estate agent will want to know the answers to these questions before listing the house.

Is your house paid for?  If not, what is the outstanding balance on your mortgage?  Are the mortgage payments up to date and have the payments been made on time for the last 12 consecutive months?  Is there a pre-payment penalty for paying the mortgage off early?

These answers are going to come out so let’s just address them up front.  If there are issues with the condition of your house or your mortgage, your real estate agent needs to know ASAP.   Finding out later will cost you money – maybe cost you the sale.

The location of the house cannot be changed (easily) but other issues can be dealt with ahead of time.  Some can be changed;  some cannot.  Part of my job as a real estate agent is to plan ahead for any obstacles that could keep you from closing on the sale of your house.   Forewarned is forearmed.
